We are a dynamic property development company based in Manchester, focused on residential and mixed-use projects across the North West. With a growing portfolio and pipeline, we're seeking a skilled and commercially minded Finance Manager to join us on a fractional basis to support strategic and operational finance needs.

Role Overview:
The Fractional Finance Manager will play a key role in overseeing financial processes, supporting cash flow and funding strategy, and ensuring accurate reporting and compliance. This is an excellent opportunity for an experienced finance professional seeking flexibility while making a meaningful impact in a fast-paced property development environment.

Responsibilities

Key Responsibilities:

  • Manage weekly cash flow forecasting and budget tracking
  • Provide monthly financial reporting and project profitability analysis
  • Oversee bank reconciliations and monitor funding drawdowns (e.g., development loans, investor funds)
  • Liaise with accountants, lenders, and external stakeholders
  • Support financial planning for new developments (feasibility, ROI, sensitivity analysis)
  • Implement and refine internal financial processes and controls
  • Advise on tax implications, VAT treatment, and property-specific finance issues
Qualifications

Requirements:

  • Qualified accountant (ACA, ACCA, CIMA) or equivalent experience
  • Minimum 5 years’ experience in finance, with at least 2 in property development or real estate
  • Strong understanding of property finance (development appraisals, funding structures, SPVs)
  • Proficient in accounting software (Xero preferred) and Excel financial modeling
  • Proactive, detail-oriented, and able to work independently
  • Available 1 day per week (flexible on which day)
